Valuation

I review recent comparable sales and current competing inventory, then walk you through what your vessel is realistically worth today and what drives that number up or down.

Prepare the Vessel

Detailing, deferred maintenance, service records, and safety equipment. This is the highest-return work you can do before a buyer or a surveyor ever steps aboard.

List and Market

Professional photography and video, a written listing that actually describes the boat, and simultaneous placement across every major platform and the Luke Brown broker network.

Show and Negotiate

I qualify buyers before they board, run the showings, and evaluate every offer on more than price: deposit, contingency window, and closing timeline all change what an offer is really worth.

Survey and Sea Trial

Every surveyor produces a deficiency list. I advise on what to repair, what to counter, and what to hold firm on, so a routine findings list does not turn into a second negotiation.

Closing

The closing agent confirms clear title, holds funds in escrow, handles USCG documentation transfer, settles any outstanding lien, and wires you the proceeds.

Common Questions

Before You Decide

What does it cost to list my yacht?

Nothing upfront. The standard brokerage commission is 10% of the sale price, paid out of the proceeds at closing, and split with the buyer's broker when one is involved. A valuation costs you nothing and does not commit you to listing.

What if I still owe money on the boat?

That is common and it is not a problem. Your lender's payoff is handled at closing: the closing agent collects the buyer's funds, settles the lien, and sends you the balance. I do need the current payoff figure before we list, because it affects your net proceeds.

Do I have to list right away?

No. Plenty of owners want a current number before deciding anything, and some are a season or two out from selling. Ask for the valuation, get the honest read, and decide from there.

Should I sell privately instead?

You can, and some owners do. What you give up is MLS exposure, the co-broker network, escrow protection, and having someone else handle qualification, negotiation, and documentation. On a net-proceeds basis that usually costs more than the commission saves.
